Newly revised Architectural Guidelines, proposed by the ACC were adopted by the Board of Directors on May 14, 2009. In addition, the Board has adopted the list of prohibited plants and trees as identified by the Florida Exotic Plant Council. Such plants can not be planted within Carleton Oaks. The Florida Exotic Plant Council’s list of prohibited plants can be found at www.fleppc.org/list/list.htm.
All Owners should refer to the ACC Guidelines for all questions regarding exterior alterations and other rules and regulations. If you did would like a copy, you can click on its title above and review it or print a copy. You can also contact Down East Management Associates by email or by telephone to request a copy.
All exterior alterations must be approved by the ACC prior to commencement of any work. The approval process begins with submission of three (3) copies of the Architectural Change Form. That application should be left in the HOA mailbox located on the right side of the bank of mailboxes. It is the country style mailbox with the red flag. Alternatively, the application can be mailed to the ACC at the HOA address. Please do not mail the application to Down East Management Associates as this will only delay the work of the ACC. The application will be date stamped when it is received by the ACC. All applications must be acted on by the ACC within 30 days of the date stamp or the request is approved by default. Owners who submit an ACC application are encouraged to attend the next ACC meeting in case there are questions about your application. The ACC generally approves or disapproves applications at the next scheduled meeting after receipt of the application. Owners who have erected exterior items without receiving ACC approval will be contacted by the management company to have the item removed and/or to submit a request to the ACC to approve such item. Owners may contact Down East Management Associates or the chairperson of the ACC to ask whether approval has been received for an exterior improvement.
