HOA Elections & Committees

When are elections for Board Members?
Elections for
officers are held at the annual meeting, generally in February.
Any owner interested in becoming a board member can submit their
notification of interest to the management company, tasked with
conducting the election. Candidates can submit a one page
resume which will be sent out with election notices and proxy
ballots. Members who do not submit a notice of intent to run in
a timely fashion can be nominated from the floor at the annual
meeting. However, past experience shows that most owners have
submitted their proxy votes prior to the annual meeting.
2.
How do I volunteer to be on a committee?
Committees are
open to all owners and everyone is encouraged to volunteer and
get involved. It is a great way to meet your neighbors and have
some impact on how things get done in your neighborhood.

you are interested in being appointed to a committee.

3. How do I obtain a copy of the
Declaration of Covenants, Conditions and Restrictions for
Carleton
Oaks?
When you
purchase your home, the seller should provide this to you at the
time of contract. You can obtain a copy of this book by
contacting
Down East Management Associates. The cost is $100 per copy.

4. How do I obtain
a remote opener
for the front gate or
an extra key to the pool and
tennis courts?

What days are garbage and recyclables picked up?
Household
garbage is picked up on Monday and Thursday mornings.
Residents are urged to put their trash out in the morning rather
than the night before so the local wildlife does not get a
chance to rummage through your refuse. Yard waste (e.g.,
shrub clippings, palm fronds) is collected on Mondays and must
be separate from regular trash. Recyclables are collected
on Thursdays. Trash pick-ups are made on all holidays
except Thanksgiving and Christmas. Check the
Solid Waste Authority website for full details on pick-ups
and what can be recycled.

Carleton Oaks
was built in 2002 by
DiVosta Homes.

What is the distance around Oldham Way?
It is .8 miles
if you walk completely around Oldham Way.

How big is the lake?
The lake is
approximately 12 acres and is as deep as 30 feet in the middle.
9.
Are there any alligators in the lake?
One five foot
alligator was removed from the lake at the end of 2004.
Residents have seen a few smaller alligators in the lake since
then. Obviously, swimming is not permitted in the lake.
10. Are the Sandhill Cranes I see in the neighborhood
tame? Can I feed them?
Northlake
Boulevard was built right through a Sandhill Crane nesting area
so you will see many of them in the vicinity. There are
two adults who
make Carleton Oaks their home. Sandhill cranes mate for life
and generally have two chicks each spring. Many times the
smaller of the chicks dies as the parents tend to the larger
baby. But we have seen a number of two chick families. The
babies stay with the parents for about one year and are then
chased away so they can start their own families. It is illegal
to feed or attempt to attract wildlife, including Sandhill
Cranes.

When I am expecting a visitor or a delivery, how do they
get in the gate?
The telephone
call-box at the front gate has an alphabetical
listing
of all residents. Visitors can scroll through until they find
your name and
then press the # sign and the three digit number listed for
you. Your phone will ring in your house (caller ID for
Carleton Oaks HOA will appear). When you depress the number
“9” on your phone the gate will open. Obviously, you can tell
visitors your three-digit phone number and they can press it
from the call box each time
they pull up. Remember to tell them they must press the # sign
first. Owners have two garage type remote control key fobs to
open the gates when they approach from the outside. Additional
fobs can be purchased through Down East Management Associates
