SYNOPSIS OF RULES & REGULATIONS OF CARLETON OAKS
The
following is a synopsis of some of the rules found in the
Declaration of Covenants, Conditions and Restrictions for
Carleton Oaks. For the exact wording of these rules, please
review the original text. Do not rely on this synopsis for
definitions, meaning or accuracy. This synopsis does not
purport to alter or amend the Declaration and is provided only
as a quick reference for owners.
(You can see the
entire Declaration of Covenants, Conditions, and Restrictions on
the screen by clicking
here.
It will take about 60 seconds to load this 81 page document.)
All requests for
changes to the exterior grounds must be approved by the
ACC prior to the commencement of work. Exterior changes
include, but are not limited to, installation of pools,
enclosures, fences and plantings, as well as placement of
outdoor statuary, decorations, and removal of existing
plantings. ACC approval is not needed for replacement of
exterior plantings if the new plantings are the same kind as
those being removed and they are placed in the same location.
(This rule applies most often when dead or dying plantings need
replacement.) ACC approval is not needed for interior
alterations. (Covenants, Conditions and Restrictions – Article
XI.)
To apply to the
ACC for approval, you must submit a completed
Architectural Change Form. You can print a copy from here or you can call
Down East Management
Associates
and they will
send you a copy. Follow the directions on the form, including
submission of three (3) copies of the application. See the
ACC
page for more on this process and to view the complete ACC
Guidelines as approved by the Board of Directors on May 14,
2009. (Resolution and Direction of the Board.)
