IRRIGATION

Water restrictions are currently in effect throughout south Florida. Watering restrictions may become permanent if our rainfall does not increase and usage decrease.

Our watering system installed in 2002 by our developer, DiVosta Homes, was recently undated and improved in 2007, but it remains a “Low-Flow System” designed to deliver small amounts of water over large amounts of time. The SFWMD restrictions, however, restrict the time all irrigation systems can be run.

The sprinklers are set to come on as often as is allowed based on the current regulations. Watering is occurring Wednesdays and Saturdays on the outside loop of homes and on Thursdays and Sundays on the inside loop. Carleton Oaks received a Variance from the SFWMD and will take advantage to water on an addtional day when necessary. Residents, should request a Work Order from Seacrest if they observe any part of the system malfunctioning.

Any new plantings must be hand watered for several weeks after it is installed. Hand watering of new plantings is permitted for the first 90 days. However, please do not tamper with our irrigation valves or manually turn on your irrigation zones. Our Homeowner Covenants and Rules strictly prohibit this, plus it may expose Carleton Oaks to violations imposed by the current restrictions.

LANDSCAPING

All common and privately owned areas are mowed as part of your quarterly HOA dues.  Additionally, bushes are trimmed and fertilizer and pest control are applied to lawns and plantings.  Where plantings have died, these will be replaced by the landscaper when so directed by the management company, as long as operating funds for this budget item are still available for that fiscal year.. 

All problems with landscaping should be directed to Down East Management Associates by telephone, email or fax.  Only work orders issued by the management company will be addressed by contractors.

Landscaper Monthly Schedule:
Generally lawns are mowed on Tuesdays (outer loop) and Wednesdays (inner loop). Trimming of bushes and weeding of beds is normally done on the first Monday and Friday of the month.
